What happened

Tenant 1 and Tenant 2 filed an application alleging that the Landlord failed to meet maintenance obligations regarding a broken closet railing. The railing collapsed twice; once in December 2023 and again in June 2024. While the first repair was deemed reasonable, the delay in completing the second repair until August 2024 was found to be unreasonable and a breach of the Act.

The Landlord is ordered to pay the Tenants a total of $348.00, comprising a $300.00 rent abatement and the $48.00 application filing fee, by November 30, 2025. If not paid, interest will accrue and the Tenants may deduct the amount from their December 2025 rent.
