What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant was served with a valid N8 notice on May 24, 2023, alleging late rent payments from November 2022 to May 2023. The Tenant did not attend the hearing.
The ruling
The tenancy is terminated effective September 13, 2024. The Tenant must vacate the unit by that date or the Landlord can file the order with the Sheriff to enforce the eviction. The Tenant owes the Landlord $3,556.09, which includes compensation for use of the unit, application filing fees, and the balance after deducting the rent deposit and interest. If the Tenant does not pay the full amount by September 13, 2024, they will owe interest at 7% annually on the outstanding balance.
