What happened
The Landlord applied for termination of tenancy and eviction due to non-payment of rent. Tenants 1 and 2 moved into the unit in January 2025 and received a two-month rent-free incentive but fell into arrears by May 2025. The Tenants requested a payment plan due to reduced work hours and childcare responsibilities for a special needs child, but the Landlord refused, citing the short duration of the tenancy and the size of the arrears.
The ruling
The tenancy is terminated effective October 15, 2025. The Tenants may void the eviction by paying $7,037.16 by September 30, 2025, or $9,218.70 by October 15, 2025. If they do not pay and do not move out, the Landlord can enforce the eviction starting October 8, 2025. If the tenancy is terminated, the Tenants owe $3,357.06 plus daily compensation of $71.72.
