What happened

The Landlords applied for termination and eviction based on rent arrears. The Tenant admitted to owing eight months of rent but disputed a ninth month claimed by the Landlords. After reviewing bank records during the hearing, it was confirmed the Landlords had overlooked a payment made in September 2024. The Tenant requested a delay in the eviction date to allow for the receipt of outstanding invoices from his self-employed IT business.

The ruling

The tenancy is terminated effective June 30, 2025, unless the Tenant voids the order by paying $23,386.00 by May 31, 2025, or $26,286.00 by June 30, 2025. If the Tenant fails to pay or move out, the Landlord can enforce eviction starting July 1, 2025. The final judgment amount if the tenancy ends is $17,889.41, which accounts for the rent deposit and accrued interest.
