What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant did not attend the hearing because they were reportedly incarcerated. Individuals attempted to represent the Tenant but were denied due to lack of written authorization. The Tenant had not made any rent payments since March 2025, and arrears had significant increased by the hearing date.

The ruling

The tenancy is terminated unless the Tenant pays $9,146.00 by September 16, 2025, to void the order. If the order is not voided, the Tenant must vacate by September 16, 2025, and pay the Landlord $7,120.20. Daily compensation of $49.61 is required for each day the Tenant remains in the unit after August 21, 2025. The Landlord is authorized to file with the Sheriff for eviction enforcement starting September 17, 2025.
