What happened
Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The application was filed after serving a valid N4 Notice, which the Tenants did not void by paying the arrears. The Tenants were still in possession of the rental unit at the time of the hearing.
The ruling
Unless the Tenant voids the order by paying $17,515 on or before April 22, 2024, the tenancy will be terminated. If the Tenant does not void the order, they must pay the Landlord $15,085.86, which includes rent arrears and the application filing fee, minus the rent deposit and interest owed to the Tenant.
