Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent.

The ruling

The tenancy between the Landlord and Tenants is terminated as of August 1, 2024. The Tenants must move out by August 2, 2024. If the unit is not vacated by August 2, 2024, the Landlord may file the order with the Sheriff for eviction. The Tenant shall pay $55.07 per day for use of the unit starting August 2, 2024 until move-out. The Landlord will apply the $1,675 rent deposit and $62.35 interest to the last rental period and arrears. The Tenant must pay $10,264.59 in rent arrears and costs, less interest, by August 1, 2024. If the Tenant fails to vacate, the outstanding balance becomes immediately due with 7% interest.
