What happened

The landlord applied to terminate the tenancy and evict the tenant due to substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the landlord or another tenant. The application was amended to also include the tenant's failure to pay utility costs that they were required to pay under the terms of the tenancy agreement.

The ruling

The tenant is ordered to pay the landlord $1,783.97 for unpaid utility charges for the Hot Water Heater rental. If the tenant does not pay the full amount by May 31, 2023, they will start owing interest at 6% annually on the outstanding balance.
