What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant failed to pay the rent owing even after receiving a valid N4 notice. Despite the LTB serving notice of the hearing, the Tenant did not attend or provide a request for adjournment. The Landlord presented evidence showing that the Tenant has not paid rent in several months and failed to respond to attempts to negotiate a repayment plan.
The ruling
The tenancy is terminated effective July 29, 2025, unless the Tenant pays $20,686.00 to void the order. If the Tenant does not pay and does not vacate, the Landlord can enforce the eviction through the Sheriff starting July 30, 2025. The Tenant is ordered to pay $17,852.75 for arrears and filing fees, minus the deposit and interest, plus daily compensation of $59.18 until they vacate.
