What happened

The Landlord applied for the termination of tenancy and eviction due to significant rent arrears. The Tenants disputed the lawful rent amount, claiming a verbal '100-year lease' and raised issues regarding maintenance and criminal allegations against the Landlord. The Adjudicator found the lawful rent to be $700.00 as claimed by the Landlord due to a lack of evidence from the Tenants and ordered termination with delayed eviction to accommodate the Tenants' personal circumstances.

The ruling

The tenancy is terminated effective September 30, 2025, unless the Tenants pay $12,786.00 (by July 31), $13,486.00 (by August 31), or $14,186.00 (by September 30) to void the order. If they do not void it, they must vacate by September 30, 2025, and are ordered to pay the Landlord $11,823.19 plus daily compensation of $23.01 from June 20, 2025.
