What happened

The Landlords applied for termination of tenancy and eviction due to significant rent arrears. The Tenant attempted to raise maintenance and other issues under Section 82 of the Act during the hearing but was barred because she failed to provide the required notice and evidence to the Landlords or the Board at least seven days prior to the hearing, as mandated by the Rules of Procedure. The arrears were found to be excessive, and the tenancy was deemed non-viable due to the Tenant's financial circumstances.

The ruling

The tenancy is terminated effective November 18, 2025. The Tenant must pay $13,441.67 to the Landlord for rent arrears and the application fee. To void the eviction and continue the tenancy, the Tenant must pay $14,436.00 by November 18, 2025. If the Tenant does not vacate or pay, the Landlord may enforce the eviction through the Sheriff starting November 19, 2025.
