What happened

The Landlords applied to terminate the tenancy and evict the occupant because the Tenant transferred occupancy of the unit to an Unauthorized Occupant without consent. The Landlord discovered the unauthorized occupant during an inspection and determined the Tenant had moved out and redirected his rent payments elsewhere.

The ruling

The tenancy is terminated. The Unauthorized Occupant is ordered to move out by December 19, 2025. The Unauthorized Occupant must pay the Landlord $9,788.16, which includes daily compensation for unit usage and the application filing fee. If the occupant remains, a daily rate of $29.59 applies.
