What happened

The corporate Landlord filed an application to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant did not attend the scheduled videoconference hearing. The Landlord's application was amended at the hearing to remove a second respondent. The Board found the Tenant owed significant rent arrears and had not voided the N4 notice.

The ruling

The tenancy is terminated unless the Tenant pays $17,728.50 by June 16, 2025. If payment is not made, the Tenant must vacate by that date. If the Tenant does not void the order, they must pay the Landlord $12,155.79 for arrears up to the hearing date and the application fee, less the rent deposit and interest. The Tenant will also owe daily compensation of $64.03 from May 6, 2025, until they move out.
