What happened
The Landlord applied to terminate the tenancy and evict the Tenants due to significant rent arrears. The Tenants disputed the Landlord's identity, claiming a bank had taken possession, and also disputed the start date of the tenancy. The Board found the Tenants' claims lacked evidence and that the arrears were extremely high, threatening the Landlord with foreclosure.
The ruling
The tenancy is terminated effective November 15, 2025. To void the eviction, the Tenants must pay $27,711.00 by that date. If they fail to pay and vacate, the Landlord may enforce eviction starting November 16, 2025. The Tenants are ordered to pay the Landlord $21,940.84, representing arrears and filing fees after deducting the security deposit and interest.
