What happened

The Landlord applied for an order (L10) requiring the Former Tenant to pay rent arrears and daily compensation. The tenancy involved a student housing arrangement where the Former Tenant rented two rooms. The Former Tenant allegedly paid the initial rent deposit via credit card but subsequently sought to reverse the charges and failed to pay any further rent during the tenancy. The Former Tenant vacated the unit on April 3, 2024, without proper notice. The Landlord, which is currently in receivership, sought arrears up to the move-out date.

The ruling

The Former Tenant is ordered to pay the Landlord a total of $11,633.53. This amount includes rent arrears and daily compensation totaling $12,295.89 plus the $186.00 filing fee, minus the rent deposit of $840.99 and $7.37 in interest. Payment is due by October 3, 2025, after which interest will accrue at 4.00% annually.
