What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to appear at the hearing. Evidence showed the Landlord served a valid N4 notice, and the Tenant subsequently vacated the unit on August 12, 2025, without paying the outstanding rent arrears.

The ruling

The tenancy is terminated effective August 12, 2025, the date the Tenant moved out. The Tenant is ordered to pay the Landlord $2,110.76 for rent arrears and the application filing fee. If payment is not made by November 3, 2025, interest will accrue at 4.00% annually.
