What happened

The Landlords applied to terminate the tenancy and evict the Tenants for substantial interference based on the Tenants' failure to pay utility costs (water and electricity) as required by the tenancy agreement. The Landlords also sought compensation for the unpaid utilities. While the Tenants did not dispute the water charges, they contested the electricity amount claimed by the Landlords.

The ruling

The tenancy is preserved on the condition that the Tenants pay all future utility charges within three days of the due date for one year. The Tenants are ordered to pay the Landlords $1,780.20 for water arrears and the application filing fee. The Landlords' claim for electricity arrears was dismissed because they failed to provide a detailed breakdown of the charges.
