What happened

The Landlord applied to terminate the tenancy for major repairs or renovations in the basement unit. Although the Landlord attempted to pay the required one-month compensation via e-transfer prior to the termination date, the Tenant returned the payment and stated they would not vacate until a hearing was held. The Landlord did not make further attempts to provide compensation.

The Landlord failed to satisfy the legal requirement to compensate the Tenant with one month's rent by the termination date, as the Tenant returned the initial e-transfer payment and no subsequent payment was successfully completed.
