What happened

Tenants applied for an order determining the Landlord entered illegally, substantially interfered with their enjoyment of the unit, harassed them, and failed to meet maintenance obligations following a hot water tank burst and subsequent mold growth. The Landlord responded to the initial flood but failed to thoroughly remediate mold and engaged in aggressive, threatening communication with the tenants.

The ruling

The Landlord is ordered to pay the Tenants $7,981.64 by August 29, 2025. This includes $5,244.00 for rent differential, $1,400.00 as general compensation (return of deposit), $616.39 for property damage, $536.75 for a mold test, $136.50 for moving expenses, and the $48.00 filing fee. The Board found the Landlord failed to address mold properly and harassed the tenants with aggressive communications.
