What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to rent arrears. The Landlord served a valid N4 notice. Since the application was filed, the Tenant made significant payments totaling $6,796.00, but a balance remained. The Tenant failed to attend the hearing, but the Landlord requested a postponement of the eviction to allow the Tenant more time to pay the remaining balance.
The ruling
The LTB ordered the termination of the tenancy effective July 29, 2025, unless the Tenant voids the order by paying the specified amounts ($1,885.00 by June 30 or $3,584.00 by July 29). If the order is not voided, the Tenant must vacate by July 29, 2025, and pay the Landlord $1,191.48 plus daily compensation for occupation after the hearing date.
