What happened

Tenants applied for a rent reduction and claimed harassment and interference after the Landlord discontinued electricity service to an exterior electrical receptacle at the Tenants' parking spot. Tenant 1 used the outlet to charge an electric vehicle since 2021. The Landlord argued the outlets were only for seasonal block heaters and were not intended for year-round vehicle charging.

The ruling

The Landlord is ordered to pay the Tenants $1,199.00, which includes a $1,098.00 rent rebate for the period from April 2024 to September 2025 and $101.00 in filing fees. Additionally, the lawful monthly rent is reduced by $61.00 effective October 1, 2024, for as long as the Landlord prohibits the use of the parking spot electricity for vehicle charging.
