What happened
The Landlord applied to terminate the tenancy because they sold the rental unit and the purchasers require it for their own residential use. The Tenants contested the application, citing a long-term tenancy since 2011, the health conditions of Tenant 1 (cancer), and financial hardships (ODSP). The Landlord provided evidence of the sale and the purchasers' good faith intent to occupy the unit with their family.
The ruling
The tenancy is terminated effective July 20, 2025. The Tenants are ordered to move out by this date. The Tenants must pay $5,341.28 for occupation from December 2024 to May 2025, plus $35.14 per day until they vacate. The eviction was postponed to July 20, 2025, to provide the Tenant, who is battling cancer, extra time to find housing.
