What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears. The ruling

The tenancy is terminated unless the Tenant voids the order by paying $48,186 on or before July 30, 2024. If the Tenant does not void the order, the Tenant must pay $35,186 to the Landlord. If the Tenant does not pay the amount required to void the order, the Tenant must vacate the unit by July 30, 2024.
