What happened
The Landlord filed an application to terminate the tenancy and evict the Tenant for seriously impairing the safety of others in the residential complex. An inspection revealed the Tenant had deliberately removed the smoke detector, was smoking in the unit, had drug paraphernalia, and a light fixture was hanging by exposed wires. The Tenant admitted to removing the smoke detector but did not attend the hearing.
The ruling
The tenancy is terminated effective May 20, 2025, due to the Tenant's deliberate removal of the smoke detector, which seriously impaired safety. The Tenant is ordered to move out by this date. An expedited eviction is granted. The Tenant must also pay the Landlord $186.00 for the application filing fee by May 20, 2025.
