What happened

Landlord applied to terminate the tenancy and evict the Tenants due to the Tenant substantially interfering with the Landlord's lawful rights, privileges and interests by changing the locking system to the rental unit and not paying the water utility bill.

The ruling

The Landlord's application is granted in part. The Tenant is ordered to pay the outstanding water bill of $1,128.71 and provide the Landlord with a duplicate key to the rental unit by September 27, 2024. If the Tenant fails to comply, the Landlord may change the locks and the Tenant will be responsible for the reasonable costs. The tenancy will continue if the Tenant meets these conditions.
