What happened

The ruling

The tenancy is terminated effective May 1, 2025. The Tenant is ordered to pay the Landlord $3,677.56 by December 1, 2025. This sum represents the rent arrears and filing fee, offset by the last month's rent deposit and interest. If payment is not made on time, simple interest of 4% per annum will apply to the balance.
