What happened
The Landlord applied for the termination of tenancy and eviction of the Tenant due to persistent non-payment of rent since January 2025. The Tenant disputed the lawful rent amount but admitted to making no payments for several months following a job loss. The Board examined whether to grant relief from eviction given the Tenant's financial hardship.
The ruling
The tenancy is terminated effective June 28, 2025, unless the Tenant voids the order by paying the full amount of $5,727.52. If the Tenant fails to pay and move out, the Landlord can enforce the eviction through the Sheriff starting June 29, 2025. The Tenant is ordered to pay $4,179.39, representing arrears and filing fees after deducting the rent deposit and interest.
