What happened

The Landlord applied to terminate the tenancy based on non-payment of rent and persistent late payment. The Tenant failed to pay rent on time for 15 consecutive months. Although the Tenant made significant payments after the application was filed, arrears remained at the time of the hearing. The Tenant did not attend the hearing.

The ruling

The tenancy is terminated effective May 31, 2025. The Tenant may void the eviction by paying $1,234.16 by April 30, 2025, or $2,301.80 by May 31, 2025. If the Tenant voids the order, the tenancy continues on the condition that the Tenant must pay rent on time every month from June 2025 to May 2026. Failure to pay on time during this period allows the Landlord to apply for eviction without notice.
