What happened
The Landlord applied for termination and eviction based on substantial rent arrears. Tenant 1 claimed a verbal agreement existed to reduce the rent from $2,400.00 to $400.00 per month and asserted she had been paying in cash. The Landlord denied any such agreement or receiving cash payments. The Board found the Tenant's testimony lacked credibility and documentary support, noting that the Landlord was facing foreclosure due to the non-payment.
The ruling
The tenancy is terminated effective May 31, 2025. The Tenants are ordered to pay $24,245.81 for arrears up to the hearing date, plus daily compensation of $78.90 until they vacate. To void the eviction and continue the tenancy, the Tenants must pay $29,200.00 by May 31, 2025.
