What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant's actions that seriously impaired the safety of others in the residential complex, including removing the smoke detector, blocking egress exits, and causing electrical hazards. The Landlord also claimed the Tenant wilfully caused undue damage to the rental unit and the residential complex.

The ruling

The tenancy is terminated, and the Tenant must vacate the rental unit by March 31, 2025. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenant must pay the Landlord $186 for the application filing fee.
