What happened

The Landlord applied to terminate the tenancy and evict the Tenants because they failed to pay the rent. During the hearing, the parties reached a consent agreement regarding the arrears, which significantly exceeded the LTB's monetary jurisdiction. The Landlord agreed to limit the claim to the Board's maximum of $35,000.00 to proceed with the LTB application.

The ruling

The Tenants are ordered on consent to pay the Landlord $35,000.00 in arrears according to a strict schedule: $10,000.00 by June 20, 2025, and $2,500.00 monthly starting July 15, 2025. If the Tenants miss any payment, the full balance becomes due immediately, and the Landlord can apply for an eviction order without further notice under Section 78 of the Act.
