What happened

The Landlord applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant contested the service of the N4 notice and the amount of arrears but failed to provide evidence for her claims. The ruling

The tenancy is terminated unless the Tenant pays $18,063.50 by July 13, 2025. If the payment is not made, the Tenant must vacate by July 13, 2025, and owes the Landlord $12,459.36 plus daily compensation of $62.30 from June 3, 2025. The Tenant's request for a delayed eviction was denied due to the significant arrears and lack of explanation for non-payment.
