What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenants did not void the notices by paying the arrears. The Tenants were not present at the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $19,160.50 by February 19, 2024 or $21,875.50 by February 20, 2024 to void the order. If the Tenant does not void the order, they must pay $12,926.75 to the Landlord and vacate the unit by February 20, 2024. The Landlord may file the order with the Sheriff to enforce the eviction if the Tenant does not vacate.
