What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.

The ruling

The tenancy is terminated unless the Tenant pays $7,278 by August 31, 2023 or $8,445 by September 5, 2023 to void the order. If the Tenant does not void the order, they must pay $5,518.57 to the Landlord and vacate the unit by September 5, 2023.
