What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Tenants failed to attend the hearing despite being properly served. Evidence presented showed that the Tenants did not void the N4 notice and that rent arrears had grown substantially since the application was filed.
The ruling
The tenancy is terminated effective August 8, 2025, unless the Tenants pay $6,360.15 by July 31, 2025, or $8,360.15 by August 8, 2025, to void the order. If the Tenants do not void the order, they must vacate by August 8, 2025, and pay the Landlord $3,913.08 plus daily compensation of $65.75 from July 25, 2025, until they vacate.
