What happened
Tenant applied for an order determining that Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards. The issues raised by the Tenant included problems with the washing machine, stove, dishwasher, window coverings, carpet, walk-in closet door, and the rental unit's walls.
The ruling
The Landlord failed to maintain the washing machine in the rental unit, and the Tenant's response was not reasonable. The Landlord is ordered to repair or replace the washing machine by March 30, 2025, and is prohibited from raising rent until the issue is resolved. The Landlord must also pay the Tenant $1,328 for rent abatement and the application fee.
