What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant is a 69-year-old individual on disability with limited means. While the Tenant paid a significant portion of arrears after the application was filed, a balance remained. The Landlord refused to waive the application fee, noting this was the third time the parties had been before the Board for arrears.

The ruling

The tenancy is terminated effective August 31, 2025, unless the Tenant voids the order by paying $2,225.11 (which includes August rent and filing fees). If the Tenant does not void the order and does not move out, the Landlord can enforce the eviction through the Sheriff on or after September 1, 2025. The Tenant is ordered to pay the Landlord $1,006.53 plus daily compensation of $33.09 until they vacate.
