What happened

The Landlord applied to terminate the tenancy and evict the Tenants for non-payment of rent. By the time of the hearing, the Tenants had paid a significant portion of the arrears ($2,097.52), leaving a relatively small balance. The Landlord's representative requested that the Tenants be given additional time to pay the remaining balance due to the low amount and recent payments.

The ruling

The tenancy is terminated unless the Tenants pay $331.78 by July 31, 2025, or $1,380.54 by August 31, 2025, to void the order. If the Tenants do not void the order, they must vacate by August 31, 2025. Notably, if the tenancy is terminated and the Tenants move out, the Landlord actually owes the Tenants $1,238.66 (after applying the deposit and interest), subject to daily compensation adjustments.
