What happened
The Landlords applied to evict the Tenants for personal use, seeking the unit for the Landlords' parents. The Tenants contested, alleging the N12 notice was issued in bad faith as retaliation for their refusal to accept an illegal rent increase.
The ruling
The Board granted the Landlords' application to terminate the tenancy for personal use. The tenancy is terminated effective July 31, 2025. The Board found the Landlords' intention for their parents to occupy the unit was in good faith and dismissed the Tenants' claim of retaliation. The eviction was postponed to provide the Tenants with additional time to find alternative housing. The Tenants are ordered to pay daily compensation of $55.27 from June 1, 2025, until they vacate.
