What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent and damage to the rental unit. The Landlords served an invalid N4 notice, so the application was converted to an L9 application for arrears only. The Tenants did not dispute damaging the door in the rental unit, but the cost of the damage was extinguished due to the Board's monetary jurisdiction.

The ruling

The tenancy is terminated effective May 19, 2023. The Tenants must pay the Landlords $35,000 plus $186 application fee by May 19, 2023. If the Tenants do not pay, they will owe interest at 6% annually starting May 20, 2023. If the unit is not vacated by May 19, 2023, the Landlords can file the order with the Sheriff for enforcement.
