What happened

The Landlord applied to evict the Tenant for persistent late rent payments. The Tenant, after initially logging into the videoconference hearing, was absent when the case was called. The Landlord provided uncontested evidence of late payments from January 2024 to September 2024 and non-payment since November 2024. The Board found the evidence of persistent late payments credible and granted the eviction.

The ruling

The tenancy is terminated effective June 30, 2025, due to the Tenant's persistent late rent payments. The Tenant is ordered to move out by this date and pay the Landlord $186.00 for the application filing fee. The Board considered and denied relief from eviction, despite the Tenant's submitted evidence of a pest issue which was deemed not to be a serious breach of the Landlord's responsibilities.
