What happened

The Landlord, a corporation, applied to terminate the tenancy and evict the Tenants for non-payment of rent. The Landlord's representative attended the videoconference hearing, but the Tenants were absent despite being properly served notice. The evidence showed the Tenants had already vacated the rental unit on February 10, 2025. The Board proceeded with the hearing based on the Landlord's evidence alone.

The ruling

The tenancy is terminated effective February 10, 2025, the date the Tenants vacated the unit. The Tenants are ordered to pay the Landlord $5,076.63, which covers the rent arrears up to the move-out date and the application filing fee, after deducting the rent deposit and the interest owed on it.
