What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant alleging that the Tenant or another occupant committed an illegal act or permitted an illegal business in the rental unit. During the hearing, the parties reached a consent agreement regarding the control of pets in the residential complex to allow the tenancy to continue.
The ruling
The tenancy is preserved on the condition that the Tenant ensures all dogs are leashed at all times within the residential complex. The Tenant must pay the Landlord $186.00 for the filing fee by December 28, 2025. If the leash condition is breached, the Landlord may apply for an eviction order without notice to the Tenant.
