What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant failed to attend the hearing despite being properly served. The Landlord provided evidence of serving an N4 notice and attempting to negotiate a repayment plan by delivering a letter to the rental unit, to which the Tenant did not respond.
The ruling
The tenancy is terminated effective December 21, 2025, unless the Tenant voids the order by paying $11,962.00. If the Tenant does not void the order, they must vacate the unit and pay the Landlord $7,219.30, plus daily compensation of $82.52 from December 5, 2025, until they move out.
