What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to non-payment of rent. Despite receiving a valid N4 notice, the Tenant failed to pay the arrears. The Tenant reached out to the Landlord via email prior to the hearing to request a payment plan but did not respond to the Landlord's offer and did not attend the hearing.
The ruling
The tenancy is terminated effective September 1, 2025, unless the Tenant pays $6,263.85 by August 31, 2025, or $7,989.62 by September 1, 2025. If the Tenant fails to void the order, they must vacate by September 1, 2025, and pay the Landlord $3,583.55 plus daily compensation of $56.74 until they move out.
