Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant, another occupant of the rental unit or someone the Tenant permitted in the residential complex substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant.

The ruling

The Landlord's application is granted. The tenancy continues if the Tenant refrains from leaving objects in common areas and generating disruptive noise for the next 12 months. If the Tenant fails to comply, the Landlord may apply to terminate the tenancy without notice to the Tenant. The Tenant must pay the Landlord $186 for the application filing fee.
