What happened
The Landlord sought to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant, who relies on Canada Pension Plan income, had fallen significantly behind and requested a repayment plan. The Landlord opposed the plan, arguing it was not viable given the history of the tenancy and the Tenant's lack of financial resources to catch up.
The ruling
The tenancy is terminated effective November 30, 2025, unless the Tenant voids the order by paying $9,645.50 by October 31, 2025, or $11,575.00 by November 30, 2025. If the Tenant does not void the order and does not move out, the Landlord may enforce eviction through the Sheriff starting December 1, 2025. The Tenant is ordered to pay the Landlord $7,254.45 in arrears and costs, plus daily compensation.
