What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant did not attend the hearing despite being properly served. Evidence presented showed the Tenant failed to void a valid N4 notice. The Landlord attempted communication but no repayment plan was established.

The ruling

The tenancy is terminated effective November 15, 2025, unless the Tenant pays $8,671.00 by that date to void the order. If the Tenant does not void the order, they are ordered to move out and pay the Landlord $4,533.14, representing arrears and filing fees after deducting the rent deposit and interest. Daily compensation of $64.03 applies for each day the Tenant remains in the unit after October 29, 2025.
