What happened

The Landlords applied for an order to terminate the tenancy and evict the Tenants based on a signed agreement to terminate (N11). Although only one tenant signed the physical agreement, the Landlord provided evidence that the other tenant was aware and had authorized the agreement. The Tenants failed to vacate by the agreed date of June 30, 2025.

The ruling

The tenancy is terminated effective October 12, 2025. The Tenants are ordered to vacate the unit by this date and pay the Landlords $186.00 for the filing fee. If they fail to vacate, the Landlords may enforce the eviction through the Sheriff starting October 13, 2025.
