What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant has resided in the unit since 2023 and recently faced medical and financial challenges. While the Landlord sought termination citing financial pressure and previous appearances before the Board, the Tenant's representative requested a payment plan to avoid homelessness for the Tenant and her child.

The ruling

The Tenant is ordered to pay $7,976.60 in arrears and costs. However, eviction is stayed on the condition that the Tenant follows a 12-month payment plan: $700.00 monthly from December 2025 to October 2026, and a final payment of $276.60 in November 2026, in addition to regular monthly rent. Failure to meet any payment allows the Landlord to apply for an immediate eviction order without notice.
